A rare opportunity to acquire a former windmill and pump house, situated in a rural location on the banks of the River Bure, close to the heart of the Norfolk Broads. The property is situated to the west of the A1064 equidistant between Acle to the south and Fleggburgh to the north.
Clippesby Mill is believed to be one of the older mills before being heightened, possibly in 1814 (a date found in carvings in the brickwork inside). Internally the mill has four storeys plus top level inside the boat cap roof with a door opening to a balcony.
We have been advised that the mill was converted into a weekend retreat in 1958, but in 'a spartan manner' and in 1978 the mill was struck by lightening and the sails subsequently removed. The Seller has advised that some parts of the mill, including wood for the sails, are stored at Upton Boatyard, however, interested parties must rely on their own enquiries.
Interested applicants are advised to make their own enquiries with the Local Planning Authority, The Broads Authority. Tel: 01603 610734. Website: broads-authoirty.gov.uk.
The windmill has five levels in total, each connected by a wooden ladder through an access hatch and incorporates many of the original features throughout.
The Pump House
The pump house comprises a main pump room with an additional room to the rear.
The grounds of the windmill front onto the River Bure and there is a footbridge spanning the drainage ditch, giving access to the land behind the pump house. In addition there is a public footpath along the side of the river with a gate at each end of the boundary.
From Norwich follow the A47 towards Great Yarmouth. Once you reach Acle take the A1064 towards Fleggbrugh, you will go over a river bridge and then there is a sign on the left-hand side for Marshman's Cottage. Follow this track approximately half way down over the first cattlegrid where there is some fencing and access to a field on the right-hand side. Cars must be parked there and continue on foot down the right hand side of the drainage ditch towards the access gate to the windmill and pump house.
Owing to the nature of the building, for your own safety, we strongly recommend that appropriate footwear and hard-hats are worn during viewing. Attendees will be required to sign a disclaimer before entering the buildings.
Viewing is strictly by prior appointment with the Auctioneer’s Office. Care must be taken to avoid trespass en-route to the property.
