Situated a short walk/drive from Southsea seafront and closer still to Albert Road with its range of amenities and niche retailers, this two storey building was originally constructed as The Hellyer Room. For many years the building has traded as the well known and popular Lougars Gym and Fitness Centre and includes Arnold Schwarzenegger as one of many distinguished former members.
A planning application to Portsmouth City Council has been successful, allowing for an additional storey to be added to the existing building so as to provide three two bedroom New York loft style apartments. At the time of publication the Decision Notice and supporting documentation is not yet available on the Portsmouth City Council planning portal but further information is available from the AuctioneerÂ’s Office.
Once completed, it is considered that the new apartments will be ideal for re-sale into the local marketplace or perhaps for retention for their income producing potential. Alternatively, the prospective purchasers may wish to consider continuing with the building in its current guise as a popular local gym, or indeed may wish to consider other commercial uses, subject to all the necessary consents being obtainable.
Existing Accommodation
The existing gym and fitness centre is arranged over two floors with ground floor male and female shower/cloakrooms with W.C.s. On the first floor there is an additional mezzanine level with a small office/kitchen area. There are staircase accesses to the first floor from both ends of the existing building.
Proposed Residential Accommodation
Three flats, each comprising living room/dining room/kitchen, two bedrooms, bathroom, study or study area.

At the time of publication the formal Decision Notice and supporting documentation have yet to be released into the public domain by Portsmouth City Council. However, an email confirming the Grant of Planning has been received from the principal planning Officer and a copy is available for inspection in the legal pack which is available to download from the Clive Emson website.
