Anyone for T?

As I’m writing this piece of editorial around 3pm on Friday, I’m contemplating afternoon T, but it’s not what you may think. It's not tea and cake, (although that would be nice) but admiring what a great selection of properties we have on offer in the latest auction and in particular those in the towns beginning with T. Tenterden/Tonbridge/Tunbridge Wells areas. Will it be the ‘Ten’ ‘Ton’ or ‘Tun’ that tickles your taste buds?

Lot 81 - 11-15 (odds) Ashford Road, Tenterden, Kent

The first to talk about is a small parade of three shops on Ashford Road, adjacent to the Royal Mail building in Tenterden, a Cinque port ‘Limb’ town, known as the ‘Jewel of the Weald’. The three shops are let to local businesses, a shoe repair/key cutting business: hairdresser and a nail salon with a flat upstairs (sold on a long lease). Currently let at £22,550 per annum in total, this attractive period property has a freehold guide price of £260,000-£265,000 (8.5 to 8.67% return based on the guide)

Lot 26 - 22 Western Road, Southborough, Tunbridge Wells, Kent

We are delighted to be offering an end terrace house in the TN4 postcode area – previously let to a long standing tenant, so it needs some improvement, but a great opportunity for the successful buyer to redecorate in their own taste and style. Situated in Western Road in the Southborough district of Tunbridge Wells it has 2 reception rooms and kitchen on the ground floor with 2 bedrooms and bathroom/shower room to the first. There are front and rear gardens and offered freehold with a pre-auction guide price of £240,000 Plus.

Lot 42 - 25 Garden Road, Tonbridge, Kent

In Garden Road, Tonbridge, TN9, we have another end terrace house, again a property that had been previously let and now offered freehold with vacant possession upon completion. It too is in need of improvement although has double glazed windows and a gas heating system via radiators. The accommodation comprises 2 reception rooms, kitchen and cloakroom to the ground floor with 2 bedrooms and a bathroom upstairs. There is parking to the front and a rear garden with pedestrian access. It has a pre-auction guide price of £220,000 Plus.

Lot 40 - Former W.C.s, Maidstone Road, Hadlow, Tonbridge, Kent

Resisting the urge to add a pun in, we are pleased to offer this property in the TN11 area in the next auction lot. A detached former toilet block, being a single storey building with area of land, in a prominent position in the town of Hadlow, Near Tonbridge at the junction of Maidstone Road and Court Lane. The building may be suitable for re-development or perhaps conversion into a variety or residential or commercial uses, subject to all the necessary consents being obtainable. Again it is offered freehold and attracts a pre-auction guide price of £50-55,000.
