Lot 115 Freehold Land With Planning Approval For Two Five-Bedroom Residential PropertiesAuction Date:
2nd November 2022
Land on the South Side Of Higher Stennack, St. Ives, Cornwall, TR26 2HW
A rare opportunity to acquire two parcels of land situated in the highly desirable coastal town of St Ives, Cornwall.
Planning on the larger of the parcels (approximately 2,000 sq.m.) has been approved for the construction of two spacious and detached executive-style dwellings. Individuals may wish to consider alternative uses of the smaller site (approximately 400 sq.m.), subject to all necessary consents being obtainable.
Planning
The planning history includes Outline Planning Permission being granted by Cornwall Council, under Ref: PA15/04844, dated 27th July 2016, for the construction of two dwelling houses, subject to conditions.
An approval by Cornwall Council was made, under Ref: PA18/05416, dated 21st August 2018, relating to the one reserved matter (Condition 1 - landscaping) following outline approval PA15/04844, subject to conditions, as per the plans referred to.
The Local Authority confirmed, under Ref: PA19/01733, dated 15th March 2019, discharge of Condition Number 6 (discharged 8th March 2019) and Condition Number 8 (discharged 4th March 2019) in respect of Decision Notice No. PA15/04844. Further to this the Local Authority confirmed, under Ref: PA19/09258, dated 30th June 2020, discharge of Condition Number 4 in respect of Decision Notice No. PA15/04844.
The discharge of conditions within the Outline Planning approval effectively means the outline application is a full Planning Permission.
All the remaining relevant conditions attached to the full Planning Permission have been approved and the Local Authority have confirmed that the development has commenced by way of a Certificate of Lawfulness for Existing Use or Development (CLEUD), Ref: PA21/07633, dated 22nd September 2021. This means the full Planning Permission is extant (in perpetuity). A developer therefore has the option of building one or both dwellings with a gap in time between each to suit.
The comprehensive planning history and copies of the planning documentation can be viewed via the Cornwall Council website.
