Auction Roundup November 2022

Although we paused in October, giving our bidders a chance to collect their thoughts and prepare for the winter auctions, we were back with a bang in November.  Neither Halloween nor the bad weather could deter our bidders from finding some scarily good prices at this auction.

Read on for a snapshot of some of our favourite land and properties that sold  — from woodland plots to multistorey shops.

1. A semi-detached freehold building

Located in Cosham, just outside of Portsmouth, Lot 12 comprises a series of commercial and residential lettings. Lot 12 was very popular at our auction, selling for £325,000 in total.

This semi-detached freehold building has plenty of potential and is currently let for £20,400 per annum.

Impressively, this property spans over four stories. At the moment, the ground floor is taken up by a commercial tenant, but the floors above are split into two separate flats. The top floor and second floor form the larger 3-bed flat, while the first floor is a one-bedroom unit. 

Alongside all the floorspace inside, there is also a garden to the rear for tenants to enjoy. 

2. A Bexhill-based bungalow with potential

Next up, we have Lot 94, a detached bungalow with bags of potential. This bungalow is located in the Bexhill-on-Sea area in East Sussex, a favourable spot for homeowners. 

Lot 94 is conveniently located near Bexhill College and the town centre where you can find a railway station, a pleasant seafront, and a variety of retailers. As for the bungalow itself, it has a spacious two bedrooms, entrance hall, bathroom with W.C, living room, and front and rear gardens.

While this bungalow does need refurbishment, the foundations of a cosy, roomy home are all there, making this the perfect investment for an owner looking to occupy the property. Lot 94 sold at auction for £261,000. 

3. Seafront flat for improvement

If you’re one for sea views and retro styles, Lot 127 would have been perfect for you. Flats like this rarely come up at auction, so our buyer got very lucky with Astra House. This lot is an impressive studio flat on the second floor of a tall, stylish building right on Brighton seafront.

Nearby, you can find all the colourful amenities the city has to offer with restaurants, bars, shops, and excellent links to London, Gatwick airport, and scenic coastal locations nearby. 

This flat is in need of some modernisation and redecoration. So, we look forward to seeing what the lucky new buyer does with the place. Will they stick to the exterior Art Deco theme? 

The flat consists of a communal entrance with a lift on the ground floor and a private studio room, kitchen, and bathroom with W.C on the second floor. This flat sold for £150,000.

4. Two picturesque plots of land

As well as commercial and residential properties, we also sell land and this month’s auction had no shortage of plots of land looking for new owners. Lot 144 was just one of a handful of unusual plots of land seeking development or new use.

This Lot actually consisted of two plots known as ‘E9’ and ‘E10’ adjacent to one another in Hoads Wood, Great Chart in Ashford. This is an excellent location and the plots can be accessed via an unmade right of way from the main entrance to the woods. 

In total, the two plots extend to 0.14 hectares, or a compact 0.34 acres, altogether but settle into a much larger stretch of ancient woodland. The Lot was sold for £3,050 at auction to a lucky owner who could do all manner of things with it. We’ll wait to see!

5. Commercial property in prime location

To complete the mix, we have Lot 97, a commercial property in Wellington, Somerset that sold for £129,000. 

This lot is in a prime location in a market town and has plenty of nearby amenities. Currently, the property has commercial use but has the potential for residential development (subject to all necessary consents being obtainable). As it stands, this Lot is one three-storey terraced building. This is split into a retail space on the ground floor with office and storage areas on the other two floors.

If this lot were to be converted, there is scope for multiple flats to be sectioned off for renting. 

Certain features about this property make it special, such as the double-fronted window and rear lobby. Inside is very spacious, owing to the open-plan storage space upstairs.
