Feb Fab Facts, not fiction

We are sure most of us have used one or more of the various comparison websites to check the best ‘deals’ for product prices, availability and statistics, perhaps you’ve used something along these lines when researching cars, houses, holidays, insurance, bank saving rates etc and we are sure we are all guilty of comparing all sorts of things in our everyday life, almost as second nature.

The auction world is no different and here at Clive Emson, we compare the number of lots, quality and value of each auction including what interest is created and which lots receive the most interest and of course the total figures raised for our clients. Often with some interesting results.

So let’s cast an eye at the two February auctions – 2021 and 2022.

February 2021

February 2022



  • Bidding live Monday 7 February, concluding Wednesday 9 February
  • 104 lots catalogued
  • £18.3 million raised
  • Average per lot approx. £244,000
  • 4007 requests for the legal documentation
  • 47,000 visits to Clive Emson and auction platform websites (during 7-9 February)
  • Visits from 42 different countries
In comparing the two auctions, we know we catalogued exactly the same number of lots, of course lots vary in size, value and type of real estate with every auction being different, but what we can see is the popularity of the property auction world and bricks and mortar seems to continue to grow. We would suggest more and more sellers appreciate the simplicity of a sale by auction in the knowledge that, on the day, the best price is achieved. Everyone has an equal chance to bid and the person with the highest bid at or above any reserve secures the lot. Equally, prospective bidders like the fact that the legal pack is available upfront so they have the opportunity to carry out their due diligence before bidding but also understanding that once the gavel falls they have bought it with a legally binding contract being created at the fall of the electronic gavel.

We will often offer properties and land that will not come to the private treaty market, for all sorts of reasons. Our next online auction, 23 March, is no different. It has a great selection of lots in all sectors of the property market including residential statutory and other investments, vacant residential flats, maisonettes, cottages, houses and bungalows to commercial properties, land in all shapes and sizes, garages, ground rents etc. there is over 130 lots to choose from.
