July Auction Roundup 2022

This July, the UK experienced record-breaking highs in temperature, and our auction house was equally as hot with over a hundred Lots offered for sale.

This month, plenty of land and properties changed hands successfully across both commercial and residential settings. In this piece, we’ve profiled just a handful of our favourite Lots for you to browse through.

Two-bedroom house for improvement

Up first, in Lot 1, we have a classic Victorian mid-terrace property in need of total refurbishment. 

This property still contains many period features — including a living-room fireplace and ‘bird’s nest’ fireplaces in both bedrooms — but does need updating. The house is located on the Southern side of Canterbury, just a short distance from the city centre. It is well connected with Canterbury East railway station and the Wincheap shops and facilities nearby too. 

The property itself consists of a living room, dining room, small lobby, kitchen, and bathroom with a W.C on the ground floor. As well as this, there is a first-floor landing and two bedrooms with a classic ‘Jack and Jill’ wardrobe upstairs. As for the outside, there is an overgrown rear garden that would clean up really well and make a great addition to the property. 

In the end, Lot 1 sold for a total of £209,500. Will the new owners keep the fireplaces? Or will they start from scratch completely? Whatever happens, we wish the lucky new owners of Lot 1 all the best!  

Large semi-detached house for refurbishment

Next, we have Lot 24, a stunning and spacious semi-detached house. This property, like the one above, needs some refurbishment but is packed with potential. 

For a start, the house is located in a very popular area of Upper Gillingham – not far from core facilities and shops. The house has a separate sitting room, dining room, living room, kitchen, and cellar. As well as this, there are four bedrooms on the first floor, a bathroom and W.C, and spacious gardens to the front and rear. Lot 24 sold for £333,200. When refurbished, this property will be excellent for a large family looking for a home with room to grow.

Lot 25 was sold next and took the form of a parcel of land with potential. Previously the site of Chadwell Clinic, this expanse of land is located on the corner of River View and Ruskin Road — an excellent spot just across the road from a number of shops and on the edge of a residential housing estate. 

We look forward to seeing what the future holds for this Lot, especially considering how the land may offer the potential for re-development or for other, alternative uses (subject to all necessary consents being obtained). Lot 25 sold for £476,000.

Have you ever wanted to purchase land for residential development? Well, the new owners of Lot 44 did and succeeded! Sold for £980,000, this expanse of land is extremely promising in terms of future development. 

The proposed accommodation consists of a mixture of 7 detached and semi-detached houses. Plots 2, 3, & 4 will be fully detached and complete with entrance halls, cloakrooms, and en-suites. Plots 1 & 7 are similar, and plots 5 & 6 will be semi-detached with two bedrooms and bathrooms.

The land this will all be built on extends to 0.77 acres (that’s 0.31 hectares) and is located in an optimal location in Upper Gillingham. In order to access the respective properties, there will be a new main access created from Second Avenue. We wish the new owner all the best and are excited to see how the properties develop over time!

Last, but not least, comes Lot 75. This property is quite unusual in its former use as a ‘Gun Shop’, but is now looking to be given a new lease of life.

The Lot takes the form of a mid-terrace town centre property in Chatham, well located near to local amenities and shops, as well as Chatham’s main railway station.

Currently, the property is arranged with a large basement, ground floor commercial unit (now vacant), and a two-bedroom maisonette above, both requiring considerable improvement. 

Should all the necessary consents be obtainable, there is great potential for this property to fulfil a variety of future uses. The Lot sold for £371,000 in the end. We are excited to see what the lucky new owners do with the shop and living space above!
