November 2022 Auction Highlights

Can you believe we’re nearly in November already? As the autumn season settles in, our auction season draws to a close — that’s right, November’s auction is the penultimate one for the year.

September’s auction saw a generous mix of first-time buyers and developers alike, but who knows what November will bring. If you’re keen to get ahead of the curve, read on to discover our 5 ‘ones to watch’ for the upcoming auction.

  1. A four-storey period property

Lot 64, a four storey period property with a blue front door stands next to vivid green trees and another brick building

Up first, we have Lot 64, an iconic period property with not one, two, or three — but four storeys of space! Built during the 18th Century, this building has a rich history with many previous uses; most recently, it was used as a veterinary practice but has the potential for residential development. In fact, the property has been granted Change of Use to a five-bedroom dwelling, but may well suit usage as a series of self-contained flats, subject to consents being obtained.

Lot 64 is located in the heart of Ramsgate’s town centre and is well connected with the railway station nearby.

Unusually, the building has an L-shaped layout extending to 0.17 acres (0.07 hectares). In the grounds of the building (a substantial rear garden), there is also a cattery, kennels, and the potential for an extension to be built subject to all relevant consents being obtainable.

Lot 64 has a guide price of £625,000+. To find out more about this charming property, call Jon Rimmer on 01622 608400.

2. A former Scout hut

An unusual contender takes the second spot on our highlights list: a former Scout hut in Orpington.

Lot 80 takes the form of a spacious hall located on The Landway, in the St Paul’s Cray area right near local amenities, shopping facilities, and transport links. The hall itself has the potential for a variety of future uses — perhaps a residential conversion or for a commercial purpose — subject to all the necessary consents being obtainable.

Inside the lot, you’ll find a large opening to the main area, with three unique side rooms accompanied by two cloakrooms/WC’s. Alongside this, there is also a kitchen, storeroom, and a large grass area to the front of the building. In total, this lot spans 0.03 hectares and is just waiting for a transformation by the right owner with the right vision!

Lot 80 has a guide price of £150,000 – £160,000. If you are interested in finding out more about this former Scout Hut, contact Paul Bridgeman on 01245 205778.

3. A freehold property in the city-centre

A red ground floor shopfront reads "boho". Above this sits various historic windows along the highstreet

Coming in at number three, we have Lot 119: an attractive mid-terrace property in the heart of Canterbury city centre. This three-storey freehold property is located opposite the revered Eastbridge Hospital and is surrounded by other high-street eateries such as Prezzo and Patisserie Valerie. Iconic tourist attractions such as The Marlowe Theatre and Canterbury Cathedral are also just a stone’s throw away.

That’s enough about the surroundings — what about the property’s interior? On the double-fronted ground floor, there is a sales area and bar with steps up to a rear seating space. Out the back, you can find a cosy courtyard space. There is also a side entrance hall with stairs to the first floor (landing, kitchen, second seating area) and the second floor (landing, two extra rooms, store room, toilet, and steps to the roof).

With all that space, there’s plenty of room for a new business to move in, or for a variety of other uses to unfold. Lot 119 is up for auction with a guide price of £400,000 – £425,000. If you’re looking to find out more, contact Kevin Gilbert on 01622 608400.

4. A freehold parcel of land in Godalming

A map shows Lot 137 with a red ring to mark it from the surrounding land

Lot 137 is next on our list. This section of land extends to 0.23 hectares (that’s 0.58 acres) and has plenty of potential. Located at the end of Charterhouse Road, this lot is situated in rural Surrey at a comfortable distance from local shops and amenities. Nearby, you can find a direct link to London Waterloo via rail and the A3 motorway.

This section of land is made up of both grass and wooded verges. Planning-wise, this site is currently being sold without the benefit of planning permission; however, the current owners have provided a lot of information relating to their recently-dismissed application for the erection of a detached dwelling.

At our upcoming auction, Lot 137 will be up for a guide price of £100,000 – £110,000. For any questions you may have, contact Sam Kinloch on 01273 504232. Browse more lots and houses for auction in Surrey.

5. End of terrace house for improvement

We end our list today with Lot 143 in Bexleyheath in Kent with a bay-fronted, attractive end-terrace property. This house is located in Broadway, right near Danson Park. Alongside the added bonus of an end-terrace, there are fully double-glazed windows, two bedrooms, a dining room, a living room, and an entrance hall.

What’s special about this property is the potential to create an off-road parking zone to the front (subject to all necessary consents being obtainable) where there is currently a garden. There is also a rear garden, complete with a quirky outdoor W.C.

This property is being auctioned with a guide price of £220,000+. Call Kevin Gilbert on 01622 608400 if you have any further questions.
