Extending to 0.83 hectares (2.06 acres), this woodland parcel, situated to the rear of housing on Ashey Road, can be accessed via Rosemary Lane.

Conditional Planning Consent was obtained in May 2017 for redevelopment of the site to include nine houses and five flats and with vehicular access provided by the demolition of 65 Ashey Road. A condition of the consent was completion of the Section 106 agreement, which was never completed and so the conditional consent fell away.

65 Ashey Road is not included in the sale at this time and anyone seeking to re-establish the now lapsed application, would need to make arrangements for access to the site, subject of course to a revised planning application.

The site is situated a short drive from the centre of Ryde with its variant hovercraft connections to the mainland.
