Auction Roundup September 2022

This month, we had a whopping 163 lots up for sale at auction – from barns and garages to public houses and churches. As usual, the auction catalogue was filled with an impressive array of property and land types.

Read on to find out five of our favourite land and property sales from the auction. Would you have purchased any of these Lots? Did you bid on them?

A charming ground-floor flat with garden

Up first, we have Lot 15, a ground-floor flat in an idyllic-looking property located in Darlinghurst Road, Cheriton, just a short walk from the popular seaside town of Folkestone. This attractive building lies within a short distance from the local shops and facilities on Cheriton Road and High Street. 

One of the main selling points about this lot is the outside. This ground-floor flat has a grassy garden to the front and a smaller courtyard garden to the rear. Inside, after you enter through its own private entrance, you will find an entrance hall, living room, kitchen, bedroom, and bathroom. 

Lot 15 sold for £104,000.. Interestingly, the first floor of the property was also sold this month as Lot 90 for £102,000. We wish all the best to our bidders who will now be happy neighbours!

Next, we have the impressive Lot 89. This large property also comes with plenty of grounds to boot and sold for £549,000. This lot is located in the well-sought-after rural village of Curry Rivel. Although it is out in the countryside, the town of Langport is just two miles away for any shopping needs.

Lot 89 comes as an excellent opportunity for a large family to acquire a four bedroom detached property in the rustic barn-conversion style. Barn Cottage was owned and loved by the same people for decades but is now in need of some updating. 

Outside, there is a mature garden equating to 0.35 hectares, plenty of parking and an internal garage. If that wasn’t enough space, there may be potential to further develop the garden to form another dwelling or for an extension. 

On the inside, there is a roomy entrance porch, inner hall, cloakroom, utility room, and study on top of all of the bathrooms and bedrooms upstairs. We look forward to seeing how the lucky new owners make the most of the space, and if they decide to extend even further!

Downsizing (but only slightly), our next property is Lot 25, a large detached clinic premise in Bexleyheath, London.

This lot takes the form of an attractive single-story building on Woodside Road at the front of Mayplace Primary School. Inside, after gaining access through the side entrance, you will come across a cloakroom with two W.Cs, two front offices, five further rooms connected by an internal corridor, and a cleaning room. The windows at the front are large and can let in plenty of natural light, while the hedgerow and gate at the front of the property have been kept very neat. 

With this extensive accommodation, this building has the potential to be used for all manner of things in the future — subject to all necessary consents being obtainable. Lot 25 sold for £382,000 in the end. We wonder what the new owners will use the building for. Will it become a family home? Will it transfer into the commercial realm? We’ll wait and see!

An end-terrace house for development 



Another of our favourite properties to sell at auction this month was Lot 32

This lot comprises an attractive end of terrace house located on the corner of Herbert and Hamilton Road in South Willesborough near Ashford. What we liked about this property was its ornate charm, from the neatly pruned hedges to the classic coloured brickwork, Lot 32 really is easy on the eye. But what about inside?

The house is very spacious inside and has two bedrooms, a bathroom with W.C, an entrance hall, living room, dining room, and kitchen. There are also gardens to both the front and the rear.  Another little quirk of this property is the outside toilet, a bit of a relic nowadays, and the exterior storeroom. It’s always a nice surprise when a property has these unusual features. 

Lot 32 sold for a satisfying £222,000 subject to the existing Assured Shorthold Tenancy remaining in place. We hope the new owners are very happy indeed.

Lastly, speaking of outdoor storage, Lot 35 itself is a large, detached grain store.

This lot is adjacent to a wide expanse of open farmland on North Court Lane in the village of Tilmanstone, Kent. The lot itself consists of the grain store and the surrounding land of 0.09 hectares. This oddly-shaped grain store had served its time as an agricultural building and was looking for a change. However, two prior approvals for Change of Use into three residential dwellings have been rejected by Dover District Council. 

These setbacks didn’t stop the buyer, however, who settled on a price of £177,600 for the barn. We anticipate what the new owner does with the property and land. Will development go ahead?
