Diversity in the Folkestone area

This months Folkestone lots are a wide and varied as you could image. They range from a good size flat at the start of the famous ‘west end’, to a former dance studio with planning, a three bedroom bungalow at Capel, a freehold site with planning for 45 apartments, to a three bedroom house on a private road in Hythe, and a flat investment in New Romney.  A little further afield there is an agricultural barn at Whitfield and a 12 acre woodland site in the Alkham Valley. But where do we start?

Lot 15 – is a second floor flat in Earls Ave, close to The Leas promenade, Folkestone Central main line railway station and town centre beyond with its array of shops, bars, restaurants and harbour area with its well-known Tontine Street which runs towards the harbour and the art & craft area known as the Creative Quarter. Guided at £125,000 Plus it has two bedrooms, a long lease and a share of the freehold.

A freehold site with frontages to both Tontine Street and St Michaels Street is also on offer with a pre-auction guide price of £940,000-980,000 and planning permission for 45 apartments with associated access, parking and communal gardens. The design and access statement shows a scheme comprising a mix of 11 studios, 28 one bedroom and 6 two bedroom apartments, the creation of a podium gardens and 25 parking spaces with vehicular access off Tontine Street.

This property is being offered with a pre-auction guide price of £200,000 Plus, catalogued as Lot 146.

On the corner of Bradstone Road and New Street is a four storey house which is in need of complete renovation.  It is considered that the property may be suitable for sub-division into flats or perhaps an HMO, subject to all necessary consents being obtainable. It has a pre-auction guide of £185,000 Plus

At Capel-le-ferne, and on the instructions of the Executor is a three bedroom detached bungalow, now in need of improvement, refurbishment and updating. As we move a little further round the Kent Coast line to Hythe, we come across Tirrenia, a three bedroom house, Lot 140, located on the private section of Cliff Road.
