This area of land between London Road and the River Thames is mostly overgrown but gives access via a roadway to works to the east of the site. The works also occupy the Clinker Pad (see further details below). Furthermore, there is a section of land in the bottom left-hand corner adjoining the River Thames that is sold off on a 199-year lease. The two sections of land either side of the railway line are connected by a road bridge, which is subsequently situated below another railway bridge crossing the site.
The land may offer potential for alternative uses, subject to all necessary consents being obtainable.

The area highlighted blue on the plan is sold on a long lease for 199 years from 28th March 2008 at a peppercorn rent. This area is approximately two acres in size.
