Land Adj Bellevue, Otterpool Lane, Lympne, Hythe, CT21 4LR
Sold £5,000

A long leasehold parcel of land situated to the rear of Bellevue. It is believed that the land comprises part grass and extends to approximately 0.14 hectares (0.36 acres).

The right of way referred to in the lease (see below) appears to be blocked and therefore the land is, at present, inaccessible.

Remainder of 999-year lease, from 1st September 1982, at a peppercorn ground rent.

The lease refers to “a right of way for all times by day or by night to go pass and re-pass on foot only over and along the path to the west of the demise premises and situated on part of the lessors premises known as Bellevue and Ashford Industrial Estate, Lympne aforesaid for the purpose of obtaining access to the demise premise”.

A copy of the lease will be contained within the legal pack, available to download from the Clive Emson website.

Auctioneer's Note

The lease referred to in the auction particulars is not registered at HM Land Registry. Although it refers to a right of way, there is no right of access to/from the land.

All lots are sold subject to the Common Auction Conditions and Special Conditions of Sale (unless varied by the Sellers Solicitors), together with the Addendum, which will be available on Auction Day.

We expect the reserve will be set within the guide range or no more than 10% above a single figure guide. Please check our website regularly at cliveemson.co.uk, or contact us on 01622 608400, in order to stay fully informed with the up-to-date information.
