September Auction Highlights 2022

Over the last few months we’ve enjoyed many days of busy summer bidding — and although the weather is cooling slightly, our auctions certainly aren’t!

Our September auction is jam-packed with houses, offices, and parcels of land, each unique and full of potential. With over 160 lots available, you’re in for a treat! In this blog we wanted to take a look at some of the investments and opportunities up for grabs on the 21st — we’ve handpicked some of our favourites.

If you’re new to auctions, check out our guide to buying at auction or selling a house at auction. And, for a closer look at some of the properties below, be sure to head to our YouTube playlist for walkthrough videos. For now, here’s a glimpse at what’s on offer!

Former Penzance church

Starting strong, we have this fascinating disused church in the heart of charming Penzance.

Built in 1843 and extended in 1893, this beautiful building is equipped with all the typical characteristics of a 19th century church — from stained-glass windows to columns and vaulted ceilings with decorative wooden arches.

The condition of the church is derelict so it’s in need of quite a bit of TLC, but it’s clear that it has the potential to be a truly amazing property — or set of properties! In fact, it’s being offered with planning permission for 3 dwellings.

The proposed homes consist of two 3-bedroom units and one 1-bedroom unit, which the large building can certainly accommodate. With church properties becoming increasingly popular, we just know that the developed homes would be snapped up in no time!

If the archways and stained glass inspire you, get in touch with Audrey Smith on 01392 366555 for more details about this magnificent lot.

Detached oast building with yard

Up next, we have Lot 59, a large detached oast building at the bottom of Calcott Hill. Nestled in a picturesque location just five miles from the Cathedral City of Canterbury, this property consists of the oast building itself, as well as a yard and further storage buildings outside.

Meeting a total floor area of 420 square metres, the substantial property currently holds several office and storage areas. Outside, there are hardstanding areas for vehicles and easy access off Herne Bay Road through two pairs of double gates.

We can picture this glorious oast house turning into a dwelling (or two!), subject to the necessary consents being obtained. It is currently registered as a B1 property (for office use), but a Change of Use to residential may indeed be possible should the new owner see its potential as a homestead.

Give Kevin Gilbert a call on 01622 608400 to find out more about this characterful building.

Grade II listed retail building

Looking for a commercial property with charm? Then Lot 120 might be just the ticket!

This intriguing property looks like two completely different (yet equally charming) buildings from the two sides, one being complete with Tudor beams and the other with the air of a Georgian home. But all of it could be yours, for an estimated guide price of £350,000 – £360,000.

We can picture the downstairs being used for retail purposes, and the upstairs being made into a residential dwelling owned or rented either in tandem or separately — subject, of course, to all the necessary consents being obtained. Located in the very centre of Ashford, this unique property could make quite the popular shop in the right hands!

Does its charm pique your interest? Call Kevin Gilbert on 01622 608400 for more information.

Former grain store and land

If you’re on the search for a fixer-upper, how about Lot 35? This detached, L-shaped former grain store in Deal is oozing with potential and is up for a guide price of just £120,000 – £125,000.

Though it would indeed make for some beautiful dwellings, it is worth noting that previous requests for Change of Use to residential from agricultural use have been refused by the Dover District Council. We understand that these refusals have not, however, been tested on appeal.

The entire plot extends to a sizable 0.22 acres just waiting for someone to make good use of it! Ring 01622 608400 to speak to Kevin Gilbert about this property and feel free to view it at any reasonable time.

Three-storey freehold on the Isle of Wight

This unique house and workshop sits a stone's throw away from the River Medina and Cowes Harbour. With a guide price of £220,000 – £240,000, the three-storey freehold is made up of an entrance lobby, living room, dining room, kitchen, conservatory, two bedrooms, and two bathrooms.

There’s also a garden to the rear for those of you with green thumbs — it’s in need of some work but would make for a fantastic exterior space when cultivated.

Perhaps the most unique part of this property is the wood-panelled two-storey workshop attached at the second floor level, which you pass underneath to reach the back of the building.

If the workshop isn’t necessary for the buyer, we foresee it becoming a charming part of the residential space should permission be granted by the local authority.

It is sold with vacant possession so that you can get things moving as quickly as possible upon purchase! Speak to Rob or Mike Marchant on 01489 564606 for more details about Lot 118.
