Lot 115: DELIGHTFUL COTTAGE FOR MODERNISATION IN STUNNING WOODED AND RURAL SETTING

Postponed

“This is very possibly the best auction property I’ve ever seen” was the reaction from our Auctioneer, Graham Barton, after his visit to Waterloo Cottage.

It is a stunningly situated detached country cottage nestled within its own woodland through which runs a stream being surrounded by open countryside thereby resulting in a degree of privacy and seclusion that the Writer cannot ever recall encountering despite nearly forty years in the property market.

Waterloo Cottage which faces due south has a gross external area of circa 86 sq.m. (930 sq.ft.) and is generally fairly well presented. As a consequence interest is anticipated from those who would keep the property in its current form. However, others will quickly spot the potential, subject to all necessary consents being obtainable, for minor or major extension, both of which would to differing degrees result in homes more commensurate with the scale of land on offer and the ‘peaceful retreat’ beauty of the setting.

Ground Floor

Kitchen/living room, sitting room/bedroom three and bathroom.

First Floor

Bedroom one providing access to bedroom two.

Outside

The gardens and grounds which encompass the cottage and extend to 0.51 hectares (1.26 acres) are predominantly in the form of gently managed woodland with a number of paths wending their way through leading to more open areas and the stream.

Auctioneer’s Note 1

Currently the property is only accessible on foot across the adjoining field to the north.

Auctioneer’s Note 2

There is no mains electricity to the property.

Directional Note

From the Memorial Cross in front of the village church (that lies at the southern end of Membury, a village just to the north) with this monument on your right, continue southwards down the hill for about three quarters of a mile at which point you’ll meet Lewsley Lane coming in from the left.
Directly in front of you will be the metal field gate indicated by ‘FG’ on the catalogue plan. Having gone through this gate (and closed it behind you) head down across the field and at the little concrete footbridge-like structure, look slightly to the right and a few metres further on you’ll see the small wooden gate into the property nestled on the tree-lined boundary.

Viewing Note

Strictly by prior confirmed appointment with the Auctioneer’s Office. Please do not contact the occupier direct.

With verge parking being limited in the vicinity of the property there are special arrangements in place for viewing appointments close by at Lea Hill Holiday Cottages. The easiest way to find these is to locate the red postbox indicated by ‘LB’ on the catalogue plan which is at the junction with Lewsley Lane just a few paces northeast of the field gate indicated by ‘FG’ on the catalogue plan. Pass this postbox on your right heading up towards the village of Membury but after only about 150m take the first driveway on the left which has white railings at its entrance being also nameplated to Lea Hill Holiday Cottages.

Follow the drive up and around to the right where will be found the carpark kindly made available to us by the proprietors. The meeting point for viewings is the ‘FG’.

Important Notes

As well as having appropriate footwear, please at all times check that both the metal field gate and the wooden entrance gate as well as the strand of wire in front of it are secure. Thank you.
