Lot 141

Chapel House, Congdons Shop, Launceston, Cornwall, PL15 7PN
Chapel House, Congdons Shop, Launceston, Cornwall, PL15 7PN
Sold After

A delightfully situated character cottage for updating with large garden and a rural setting with views to the hills of Bodmin Moor to the south. Chapel House, while being effectively in open countryside, is by no means remote with Launceston and Liskeard, two of East Cornwall’s principal towns being only six and 10 miles away respectively.

The property would benefit from a programme of updating but the scope if desired for extension, subject to any necessary consents being obtainable, whether single or two storey is somewhat graphic.

Ground Floor

Hall, living room, sitting room, kitchen, inner hall, bathroom and rear lobby.

The extensive and level garden faces south/east and has the potential following formalisation to materially enhance the property.

Auctioneer's Note 1

The cottage has a designated parking space by its front door which on viewing appointments will be taken up by a member of staff.

Viewers please park in the layby which is about 100m north of the property. See Directional Note.

Auctioneer's Note 2

Directional Note

At the centre of the hamlet of Congdon’s Shop is a crossroads. Take the B3254 southwards signposted towards Liskeard and The Racehorse Inn at North Hill. After only about 100m park in the layby on the right. Then, proceed on foot for a further 100m and the property will be found on the left hand side. Its front door (and parking space) is in the far left corner of the parking and turning area of The Old Chapel which adjoins Chapel House. Please also see Auctioneer’s Note 2.
